Management Services 

Edge RPM offers full management services for you and your property. This includes: 

  • Establish Market Rent Edge RPM conducts a detailed market analysis of your property to determine rental values. 
  • Showings We handle all showings for your property, so you do not have to worry about taking time out of your busy day to get the property leased. 
  • Marketing Edge RPM will take care of property marketing.  We partner with an array of sites including  HotPads, Zumper, rentler, & many more. 
  • Applications and Screening We have one of the most comprehensive screening processes in the industry. All applicants are screened for credit, employment, rental, and criminal history. 
  • Contracts A property specific lease agreement is prepared for each tenancy. During our initial meeting, we discuss details specific to your property. 
  • Move in Report A detailed written Move-In Condition Report is prepared for the tenant to sign when talking possession of the property. 
  • Move-In Rent/Deposit Collection The first month's rent and initial security deposits will be collected prior to the tenant move in. We will get the tenant keys and answer any questions they might have to make the transition smooth for all parties. 
  • Rent Collection Tenants pay rent directly to our office via check/money order or through their online Tenant Portal. 
  • Record Keeping Full accounting records are maintained for all properties. Owners receive detailed monthly statements as well as end of the year 12 Month Cash Flow Reports for tax reporting. Enjoy 24/7 access to your online account through the online Owner Portal. 
  • Owner Portal Owners have direct, individual access to our software system, where they can log in any time and review current/past statements, account balances, and maintenance requests. You also have 24/7 access to your Property Manager through this Portal to view reports that we will upload monthly. 
  • Maintenance Requests Edge RPM handles all maintenance requests. We coordinate with the tenants and vendors to ensure the repair is taken care of quickly and efficiently. Whenever possible our professional maintenance team completes repairs & property turns to keep costs down for our owners.  We are available 24 hours a day to handle any emergencies that require immediate attention. We are able to provide significant cost savings to our owners by utilizing discounts provided by our preferred vendors if required to use an outside source. 
  • Lease Enforcement We have a lease built to protect you and your investment. We strive to address potential problems with our tenants before they escalate. In the unlikely event that an eviction must be performed, Edge RPM will coordinate this process for you as efficiently as possible.

We understand that a vacant property means zero income at the end of the month. When you hire us, we make it our business to get a resident in the shortest time possible so you can achieve your investment goals. 

Do you require tenants to pay a security deposit? 

Yes, we do. By asking a security deposit from a successful applicant, we help cushion you against the financial strain of a negligent or careless tenant. 


We require tenants to pay the equivalent of the first month’s rent as the security deposit. It’s only after they have paid it and the first month’s rent that they will be allowed to move into the property. 


Once we receive the security deposit, we then transfer it to a brokerage trust account where it can’t be accessed until the tenant moves out. We’ll then refund it to the tenant minus any damage exceeding normal wear and tear. 

When can I expect to be paid? 

As our valued client, we make sure that we disburse payments to you as quickly as possible. We’ll pay you through ACH direct deposit into your bank account.

You can expect to be paid between the 10th to the 15th of every month. 

How does Edge RPM qualify tenants? 

We only rent to tenants that are above the legal age and who have passed our screening process. 

Our screening process checks the tenant’s income, employment status, as well as credit, criminal and rental background.  

It’s only after a tenant has passed this process that he or she can be allowed to live in one of our managed properties. 

How does Edge RPM handle property repairs? 

We handle all maintenance requests on behalf of our clients. Whenever possible we have a professional staff that handles maintenance repairs to keep repair costs low for our investors.  We will coordinate with vendors and tenants to make sure any repair is done efficiently and in the shortest time possible.
